How to Tell If There's a Problem With Your Roof: 10 Signs To Look Out For.

With the Winter season pretty much on our doorsteps, it's very often the time when we become more aware of issues relating to our roofs. Extreme wind and storms have a tendency to expose some of those weaknesses but sometimes we're not aware until some damage has already been done. To show you what to watch out for, we have put together a list of symptoms that might indicate the protection that your roof should provide you with, is being compromised. We have based this advice on 30 years of experience successfully delivering roof replacement and repair projects and have been designed to help you while you're carrying out regular maintenance checks. These are identified in the following 10 signs:
1. Missing Tiles
There shouldn't be any reason for missing tiles provided that they were secured properly when they were attached in the first place. It is more likely to occur around the perimeter of your roof, for example, the top course, verge and eaves. If you do suspect that you have a case of missing tiles book a free consultation with a roofing professional. This can usually be resolved relatively easily and avoid any long term problems.
2. Mould
Mould on your roof can seem very innocent but it can be responsible for forcing your roof tiles apart. This means that water can potentially leak in, causing damage internally. The solution is generally straightforward and requires the application of a chemical treatment to remove any plant growth.
3. Sagging
When you look at the line of your roof, it should be straight. If you happen to notice that there is a sag anywhere along that line it could be the result of some structural damage. It's always worth getting in touch with an experienced roofing contractor for your own peace of mind.
4. Flashing around Chimneys and Vents That is Damaged
If you can see that the caulking material underneath the flashing of chimneys and vents has dried out, this can lead to water leaking into your home.
5. Leaks in the Attic
For most of us, the attic tends to function primarily as storage space and therefore we don't go into it very often. That is until we need those Christmas decorations again! It's good to get into the habit of going up there just to make sure that there isn't any water seeping in from outside. Check the walls for dark streaks or other signs of water coming in. Again, this is generally the result of missing or broken tiles or alternatively it could be a broken seal under your flashing around the edge of your roof.
6. Daylight Appearing in Roof
If you can see any kind of daylight, the most common explanation is usually nails coming loose from the general roofing material however sometimes it might mean missing tiles and/or sheathing.
7. Debris in Gutter
Get that ladder out that's been lying in the shed and give your gutter the once over! You will be doing yourself a favour not only by clearing out any leaves that can get trapped there which will obstruct the flow of water but also alert you if you find anything like pieces of shingles or sand-like granules in there. These materials are used to form a top coat on your tiles and can imply that your roof is showing some wear and tear.
8. Rotten Underlay
Underlay works effectively with tiles to ensure that your roof provides the proper protection. If there's a tear in the underlay, it's very possible to repair it. However, if it's at the stage where it's badly deteriorated and seriously worn it will require a complete roof replacement as it isn't possible to add a new underlay on its own.
9. Falling Mortar
This tends to be a particular issue with older roofs as mortar was very often used to bed the roof tiles. If you see any signs of decay get it checked out by a professional as it could be signalling that your roof is reaching the end of its life span.
10. Age of Roof
Unfortunately, most things can't be guaranteed to last forever and this also applies to the roofs on our homes. In the same way that we look after the interior it is advantageous to take the same care with such a significant part of your house. On average, a well-built roof can endure for around 30 years but sometimes poor workmanship can undermine this.
